DEVELOPMENT LOANS

Our developer needed help acquiring a site a former car sales garage without planning and later obtained planning for 34 houses. The scheme had some complexities in its structure with mezzanine debt also involved which was provided by an offshore company.

Costs associated: Development and site costs were c£7m with a GDV of £9.7m. 

The Solution: Peritus delivered a development facility at 70% GDV which equated to 85% Loan to Cost from an established specialist development funder with no requirements for a pre-sale. The scheme GDV was £24m and loan facility…

The client partnered with a local contractor who entered into a JCT D&B contract.

 

BONDS

Bond Facilities: 

Client 1: Section 38 & 278 highways

  • Bond Amount: £334,000.00 
  • Bond Term: 24 Months 
  • Contract Description: 25 New houses.
 

WARRANTY

Project: 5 New Build Houses

Rebuild Cost: £1,700,00

Warranty Premium: £9,010 (excluding technical fees and IPT)
