With an attractive 95% loan to cost (subject to 75% GDV) the product is available to Property Developers in London and the South East, as well as select major cities in the UK.

Preferred location

• Greater London, South East, Midlands and key cities in England; 
• The developments will usually be new build properties or material conversions (PDR); 
• Finished properties will typically have unit capital values between £200,000 – £1 million. 
  
  

Funding specification 

• Joint Venture provides up to 95% LTC (75% of GDV), whichever is lower; 
• Competitive profit shares of up to 70% in favour of the Developer with low hurdle rates of return; 
• Minimum JV size of £1 million up to a maximum of £6 million commitment, with a maximum GDV size of £8 million 
• Typical loan terms of 12 to 18 months. 
  
  

Developer criteria 

• We require our development partners to be appropriately experienced;
• Development partners must have a demonstrable track record; 
• We require the appointed contractor to be of an appropriate financial covenant; 
• We aim to provide an initial response within 48 hours.
